To that end, we do a lot of work on the front end of a lease to ensure a long-term tenant who appreciates your property as much as you do. Rent828 is dedicated to making your rental as profitable and problem-free as possible. Our services include:
Initial Evaluation of Your Property – We will offer recommendations on repairs and cosmetic improvements, gather data on current rental market trends and inventory, and work with owners on determining the appropriate rental rate.
Market Your Property For Rent – We'll help owners get their property ready for marketing by scheduling possible repairs, cleaning and other necessary work. Once ready, we'll photograph and advertise the property online and in local publications. Using leading-edge industry software, rental listings are seen on websites prospective tenants use to find their new home. We'll do all the scheduling for showing property to prospective tenants while keeping owners informed along the way.
Tenant Screening and Selection – We'll handle all aspects of tenant screening including credit, criminal and civil background checks, referrals, employment verification and rental history. Qualified applicant files are then reviewed with owners.
Tenant Move-In – We'll draft all the necessary lease paperwork to ensure owners and tenants understand their rights and responsibilities. We'll review rules and guidelines with tenants, go over proper maintenance procedures, execute all documents properly and collect necessary deposits and first month's rent.
Rent Collections, Lease Renewals & Maintenance Requests – Every month owners receive their rent payments and related financial statement. Annual tax reports and 1099-MISCs are sent every January to ensure owners stay compliant with federal tax law. We work with owners and tenants when lease renewals are due and administer any maintenance requests during a tenancy. If there are associated HOA fees, service contracts or other monthly costs, we handle processing of those payments as well.
Inspections – We oversee all related inspections for your property including move-in, move-out and at each annual lease renewal.
Tenant Move-Out – We'll handle all the steps necessary to properly end a tenant's lease when a move-out occurs. We'll handle inspections and return of any appropriate security deposits.
Summary Ejectment – If it becomes necessary, we will file all relevant paperwork to process a summary ejectment (i.e., eviction). We will represent owners in court and coordinate with local law enforcement to remove tenants and possessions from properties, if necessary.
